Being called to list a home is always very exciting, knowing the home was previously listed but marketed incorrectly is a challenge I love. The bones of this home are fantastic, but the interior needed to be updated to appeal to today's buyer. Please join me as I take you on a makeover tour of this Seabluff Canyon Village home. The updates were minimal in expense but end results were grand in returns.


Above you can see the staircase leading upstairs. To pay homage to the Hacienda style look of the home, I kept the original staircase and saltillo tile flooring intact. To give the room a modern update, I then squared off the inset arched wall on the right, and also removed the arched bookcase on the left to create one fluid-looking wall. This little adjustment made a major difference in the overall, expansive feeling of the room. Also, you can see how a fresh coat of white paint adds a clean, bright open feel to the space and creates a fresh palette for the potential buyer.


Antique double doors add a nice, inviting touch to welcome you into the kitchen area.

The master bath and bedroom had three awkward openings to the dining room below, which were enclosed for privacy. A crisp coat of paint and great photography make a HUGE difference to buyers who use internet to screen their choices, which home would you choose to visit?


The kitchen had been updated by a previous owner but had several imprints of leaves and detail that were dated, once again a good painter who can patch and match texture improved the look and painted the room to highlight the brick detail.



Marketing has several aspects, design, colors, organization and all that has to be highlighted in great pictures to get buyers in the door. I can't reiterate enough how important it is to take great photos when listing a home. These two photos capture the same exterior space, but can you guess which one will get the sale? 


Unlike some HGTV shows may suggest, remodeling is not all glitz and glam, and there are no perfect steps to follow. It's great to have a gameplan, but it's best to be prepared for the inevitable curveballs that will be thrown your way. Remodeling is hard work and it takes a professional who knows what they're doing. To net top dollar  for your home you have to hire an expert who is willing to tell you the truth, and help you through the ins and out of making your home exactly what todays buyer is looking for. Anyone can list a home, a true professional with guide you through staging your home for success.
